A desktop assessment is prepared without inspection and is generally indicative, intended to inform a view rather than to be relied on by a third party.
Can you provide a valuation for internal purposes rather than a formal Red Book report?
Yes. Where the valuation is for internal decision-making, we can provide pricing advice or a desktop assessment. Where the purpose requires a formal, reliable basis, such as secured lending, financial reporting or tax, our RICS-registered valuers produce a full Red Book valuation.
Can you value across UK borders for international clients?
We undertake valuations across England, Scotland, Wales and Northern Ireland. We regularly advise UK and international investors, lenders and family offices, delivering reports in accordance with the RICS Red Book and liaising with overseas advisers where additional local reporting requirements apply.
How does valuation fee structure work?
Fees are agreed in writing in the engagement letter before work begins and scale with asset complexity and portfolio size. For large portfolios or recurring reporting cycles, framework agreements are available.
What valuation bases do you provide?
We provide valuations on all recognised RICS bases including Market Value, Market Rent, Fair Value, Investment Value, Existing Use Value and Residual Land Value, depending on the purpose of the instruction. We undertake valuations of development land and projects at all stages of delivery, including consented land, sites under construction and completed assets.
